Up Energy have quoted £320 + VAT to cover EPCs for both Unit W8 and W9, provided they can inspect both at the same appointment.

 

If you are happy to proceed with that then he has proposed an inspection on Monday 27th Oct?

Monday at 9am is fine.

 

I though Up Energy did EPC inspections on all of the units back in April?  8 & 9 are the only ones we are looking to rent out for the minute but I don’t think we have ever requested EPC inspections on the units.  Only for the Interfish building itself.

Ok great, Carys could inspect Unit 8 on Monday at say 9am, if that suits?

 

I’ve also just checked and it doesn’t look like there are any valid EPCs for Unit 8 or 9, we will need these in place before we can commence marketing. Would you like me to get a quote? Are there any other units that might be coming up which you would like me to check for EPCs and get a quote for at the same time, as it will probably work out more cost effective in the long run if there are a few that can be undertaken in one go.

Thank you, I will prepare some particulars for Unit 9 and send across for approval. Once approved we can then commence marketing.

 

That’s also fine regarding Unit 8, I will open a file and get some Terms of Engagement across to you. We will also need to inspect, when might be convenient to do that please?

 

Justin did flag the issue of the rubbish outside Unit 16 with the Tenant a few weeks ago after our meeting, but I’ve raised with him again and he will follow up on this.

 

Yes that would be Alice, she deals with lease renewals and rent reviews etc. And then it is myself for any lettings/sales.

I have had a look at the figures and would suggest we market at a rent of £6,500 pax which equates to just below £9 per sq ft. This is with a view to achieving a rent in excess of £6,000 per annum.
